A PROGRAM TO BE OPTIMIZED, NOT A COST TO BE MINIMIZED
Because the Maintenance Department is not seen as a revenue generator as the Sales Department is, and is less directly connected to the customer than production, delivery, or even accounting, it is often seen as less important to the organization. Yet the high costs associated with an improperly managed maintenance department can sink any organization. Without proper maintenance, production and maintenance costs soar and the Sales Department is faced with overcoming a reputation of poor quality and service.
The Cycle
Maintenance issues in industry often run in cycles. Due to lack of detailed maintenance program knowledge, lack of effective communication between the maintenance department and upper management, lack of effective communication between the maintenance department and upper management, and the desire to cut excesses from the maintenance budget, upper management implements cuts to the program in an effort to enhance bottom line performance. When minimum maintenance requirements are no longer met, uptime suffers and both operations and maintenance costs soar. Large investments are then made in maintenance to restore reliability.
The End of the Cycle
Two of the things that make world class companies world class is standardization and consistency. They have learned that what works in the best of times are also the right things for the tough times. The key is optimization. With optimized maintenance and staffing, costs will be as low as possible with a high degree of reliability (read uptime).
